CONSTRUCTION MANAGEMENT AND GENERAL CONTRACTING
A’Baja delivers the successful, safe execution of capital projects for owners. As such, projects can be very complex. Paying close, continuous attention to every detail is what sets A’Baja apart from our competition. Attention to detail or lack thereof can make or break a project. As a Construction Manager/General Contractor, A’Baja is responsible to the owner for successful, safe completion of the work in a timely manner. In addition, A’Baja is ultimately responsible for the coordination of all trades and the project schedule. We believe in treating each person ethically, with dignity and respect. It is important that A’Baja works with all to fairly, economically, and expeditiously resolve any issues that may occur.
PROGRAM MANAGEMENT
In program management, A’Baja works for the project owner. Comprehensive management services are used to integrate the various facets of the construction process such as planning, design, procurement, construction and development. A’Baja provides extensive technical and management expertise at every level. Program management includes but is not limited to hiring civil and design engineers, hiring the architect, obtaining city incentives, defining the budget and securing financing, defining bid requirements, filing documents and permits, managing the construction process and payment processing.
BUILD-TO-SUIT SERVICES
A key strength of A’Baja is our ability to serve build-to-suit needs with the most comprehensive project management system in the industry. For each project we undertake, a full time project manager is provided to insure proper communication of project scope and objectives. In addition, we will interview and engage a variety of professionals as part of our team (Land Use Attorney, Architect, Civil Engineer, Structural Engineer, Mechanical, Electrical & Plumbing Engineer, Elevator Consultant, Soils Engineer, Tenant Architect and Space Planner, and Traffic Consulting Engineer).With this service, the name, Build-To-Suit says it all. We build to our client’s specifications in every detail and every aspect. At A’Baja, we can offer an absolute, not-to-exceed price guarantee. We understand from an owner’s perspective the need for cost containment in leasing properties.
DESIGN BUILD
In a design build application, our client defines overall objectives such as style and square feet required. The client provides a “wish list” and A’Baja provides a proposal defining total cost required. The advantage of this process includes singular responsibility (design and construction in the hands of A’Baja); quality and cost savings through value engineering; time savings because design and construction overlap; and improved risk management because “change orders and omissions” are virtually eliminated. Our work for the client is seamless as they develop the need and we deliver the final product.
